Dalton Wade to Dalton Wade Agent Referrals

When one Dalton Wade agent refers a client to another Dalton Wade agent, both agents have a few important steps to follow to make sure everything is documented correctly and everyone gets paid properly.

The Basics
  • Both agents need to create their own loop in Dotloop.
  • Both agents will submit their own CDA (Commission Disbursement Authorization).
  • Each agent pays their own Dalton Wade transaction fee, based on their plan.

What the Referring Agent Does (Agent Sending the Client)
  • Create a referral loop in Dotloop. The correct template name to use is Referral : To Another Broker/Agent
  • Fill out the required paperwork and send to the other agent for signature.
  • Submit your CDA for the referral income.
  • You’ll be charged your usual transaction fee ($79 or $390, depending on your plan).
    • Total commissions under $500, the transaction fee is 10% regardless of the plan you're on.
  • When the deal closes, the receiving agent should send you a copy of the ALTA statement showing the transaction closed.

What the Receiving Agent Does (Agent Working with the Client)
  • Create the appropriate transaction loop — buyer, listing, or both, depending on the deal. All template types have been built into dotloop so you should be able to find the appropriate one needed for that transaction.
  • Upload the signed referral agreement into your loop.
  • Submit your own CDA for your side of the commission.
  • Send ALTA statement showing the transaction closed to referring agent.
Your CDA should only include your information:
  • Line 1: Dalton Wade transaction fee
  • Line 2: Your commission amount
Do not list the referring agent or their portion of the commission — they will handle that on their own CDA. You’ll also pay your normal Dalton Wade transaction fee for your transaction.

How Title Handles the Payment
If title issues three separate checks (one to Dalton Wade and one to each agent):
  • Each agent’s CDA should match the check they’re receiving.
  • Dalton Wade will collect the transaction fee from each agent separately.
If title sends one check to Dalton Wade:
  • The accounting team will process both CDA’s and disburse the funds according to each one.
