Go to Google Ads.
Create an account with your business email.
Link your YouTube channel to Google Ads.
Add billing information (credit card or billing account).
Create a Video Campaign under Campaigns → New Campaign → Video.
Tip: Make sure you have a professional YouTube channel with your name and Dalton Wade Real Estate Group in the About section before running ads.
Every video ad must include:
Your full licensed name.
Dalton Wade, Inc. or Dalton Wade Real Estate Group (exact brokerage name).
Contact info (phone, email, or website).
Display brokerage name on screen in the video and in the video description.
Add Equal Housing Opportunity logo at the end of the video or in graphics.
Check your state compliance rules as well, to ensure you are following all rules applicable.
Targeting
Choose Housing under Special Ad Categories (required).
Use geographic targeting (cities, radius targeting).
Avoid demographic targeting that could exclude protected classes.
Budgeting
Cost per view (CPV) usually ranges $0.05–$0.30.
Start with $10–$20 per day to test reach.
Skippable in-stream ads (5+ seconds) are the most cost-efficient.
Add clickable call-to-action buttons in your ad (e.g., “Find Homes in Tampa” → Dalton Wade website).
Use video descriptions with clear links to your website, landing page, or BoldTrail profile.
End videos with a verbal and visual call-to-action: “Call me today, I’m with Dalton Wade Real Estate Group.”
Consider short FAQ-style ads (“How much is my home worth?”) to attract buyer/seller leads.
YouTube ads are most effective for brand awareness and remarketing. If someone visited your Dalton Wade website, you can retarget them on YouTube with follow-up ads showing listings or a market update video.
