Using Paid Ads on Instagram

1. Setting Up an Ad Account

  • Instagram ads are managed through Meta Business Suite (same as Facebook).

  • Connect your Instagram Business Profile to your Facebook Page.

  • Go to Ads Manager and select Instagram as the placement.

  • Add your payment method (if not already done under Facebook).

Tip: You need a Business or Creator Instagram account—switch under Settings → Account → Switch to Professional Account.


2. Required Ad Disclaimers

  • Must include Dalton Wade, Inc or Dalton Wade Real Estate Group (not just Dalton Wade).

  • Use your licensed name in the ad text.

  • Add contact info in caption or link in bio/landing page.

  • On Stories/Reels, overlay brokerage name in text or graphics if caption space is limited.

  • Check your state compliance rules as well, to ensure you are following all rules applicable.


3. Targeting and Budgeting Tips

  • Always select Special Ad Category → Housing to comply with Fair Housing.

  • Use geographic targeting around your city/market area.

  • Avoid interest-based targeting that could exclude protected classes.

  • Budget: start at $5–$15/day; Instagram often requires slightly higher spend for visibility.


4. Lead Capture Strategies

  • Use “Tap Link” or “Learn More” buttons to drive to your landing page.

  • Direct traffic to BoldTrail landing pages, Dalton Wade website, or a lead form.

  • Offer a strong hook: “See Homes Under $500k in Tampa” or “Find Out What Your Home is Worth.”

  • Use Instagram Stories ads with polls or questions to engage prospects.
