Here is a summary of all of it...Please also note how they calculate from gross commissions.
Transaction 150K+: 35%
Transactions less than 150K: 30%
Leases: 35%
Client appreciation:38% (referral fee to you is 38%) They offer the client a reward and increase your referral fee. They should provide a letter for you to provide to the lender. I have attached a client rewards disclosure.
Please note that they take the referral fee from GROSS COMMISSIONS.
GROSS COMMISSIONS any fees that you have charged your client and it includes commission BEFORE and credits/rebates have been taken out.
Examples:
Transaction Fee Example: If you are charging the client $79 to cover a $79.00 DW transaction fee , then Opcity will take a 30-38%. This means you will need to charge your client a $129 transaction fee to cover a Dalton Wade transaction fee of $79.
Credit/Rebate Example: 200K property with 3% commission = 6K. You owe 35 or 38%% of 6K (2100 or 2280) .....You give a $1000.00 credit to the buyer out of your commission to save the deal. YOU STILL OWE 35-38% of 6K.
