🏡 Georgia MLS "Coming Soon" Rules (Simplified)

✅ 1. Listing Agreement Required

  • Ensure you have a signed listing agreement with the seller before using the "Coming Soon" status.

⏳ 2. Time Limit

  • Listings can remain in "Coming Soon" status for up to 21 days.

  • After 21 days, the listing will automatically change to "Active".

🚫 3. No Showings

  • No showings or open houses are allowed while the listing is in "Coming Soon" status.

📢 4. Limited Advertising

  • The listing will not be syndicated to public-facing websites like Realtor.com or Homesnap.

  • It will be visible only to MLS members and on agent-controlled websites.

🔄 5. One-Time Use

  • Once a listing status is changed from "Coming Soon" to "Active," it cannot revert back to "Coming Soon."

📝 6. Seller Authorization

  • Obtain a "Coming Soon Authorization Form" signed by the seller before listing.

📸 7. Photo Requirement

  • Upload at least one exterior photo of the property.


✅ FMLS "Coming Soon" Rules (Simplified)

1. Listing Agreement Required

  • Ensure you have a signed Exclusive Right to Sell listing agreement with the seller before using the "Coming Soon" status.

2. Time Limit

  • Listings can remain in "Coming Soon" status for up to 30 days.

  • At midnight on the On Market Date, the listing will automatically change to Active. You can also manually change it to Active before that date.

3. No Showings

  • No showings or open houses are allowed while the listing is in "Coming Soon" status.

4. Limited Advertising

  • The listing will not be syndicated to public-facing websites like Realtor.com or Homesnap.

  • It will be visible only to FMLS members and consumers who are logged into Matrix, One Home, or Remine Pro.

5. One-Time Use

  • Once a listing status is changed from "Coming Soon" to any other status, it cannot be changed back to "Coming Soon".

6. Seller Authorization

  • Obtain a "Coming Soon Authorization Form" signed by the seller before listing.

7. Photo Requirement

  • Upload at least one exterior photo of the property.
