NC MLS Coming Soon Guidelines

North Carolina MLS “Coming Soon” rules:

Basics

  • You must have a signed listing agreement before entering “Coming Soon.”

  • Seller must approve in writing to market as Coming Soon.

  • No one can see or show the property until it becomes Active.


🕒 Time Limits

  • Can stay in “Coming Soon” for up to 21 days.

  • It will automatically switch to Active on the date you set.

  • Once Active, you can’t go back to Coming Soon.


📢 Marketing Rules

  • You can advertise the property as “Coming Soon.”

  • You can post online, on social media, and use a “Coming Soon” sign.

  • You cannot hold open houses or private showings.

  • A regular “For Sale” sign (without the rider) can be misleading — avoid using it.


💰 Offers

  • The seller can accept offers during Coming Soon.

  • Once an offer is accepted, the listing must be marked Active or Under Contract within 2 business days.


🏡 Photos

  • Photos are not required while in Coming Soon,
    but must be uploaded once the listing is Active.


⚠️ Penalties

  • Allowing showings or breaking the rules can lead to fines ($1,000 or more).


📆 Days on Market

  • DOM starts only when the listing becomes Active.
