North Carolina MLS “Coming Soon” rules:
✅ Basics

You must have a signed listing agreement before entering “Coming Soon.”

Seller must approve in writing to market as Coming Soon.

No one can see or show the property until it becomes Active.
🕒 Time Limits
-
Can stay in “Coming Soon” for up to 21 days.
-
It will automatically switch to Active on the date you set.

Once Active, you can’t go back to Coming Soon.
📢 Marketing Rules

You can advertise the property as “Coming Soon.”
-
You can post online, on social media, and use a “Coming Soon” sign.

You cannot hold open houses or private showings.
-
A regular “For Sale” sign (without the rider) can be misleading — avoid using it.
💰 Offers

The seller can accept offers during Coming Soon.

Once an offer is accepted, the listing must be marked Active or Under Contract within 2 business days.
