1. Signed Listing Agreement
Make sure you have a fully executed listing agreement with the seller.
2. Seller Authorization
Have the seller sign a Coming Soon Authorization Form (if your MLS requires it).
3. MLS Entry
Enter the property in MLS as Coming Soon within your MLS’s required timeframe (often 1–2 business days after authorization).
4. Time Limit
Check your MLS for the maximum days allowed (usually 14–21 days).
5. Showings & Open Houses
Do not allow showings or open houses while in Coming Soon status.
6. Marketing Restrictions
No public “For Sale” marketing (yard signs, social media ads, etc.) until it’s Active.
If you do public marketing, MLS rules may require the listing to become Active immediately (Clear Cooperation Policy).
7. Photos & Listing Info
Some MLSs require at least one photo and minimal listing details even in Coming Soon status.
8. Transition to Active
Make sure to convert to Active when the time limit ends.
Once Active, it cannot go back to Coming Soon.
9. Compliance with Advertising Rules
Always include your brokerage name and follow Florida real estate advertising laws.
10. Documentation
Keep copies of all forms, authorization, and MLS entry records in case of questions.
