All Dalton Wade Fees - From Monthly Fees to Transactions to Lead Programs to TCs and More

No Hidden Fees - Ever

At Dalton Wade Real Estate Group, we prioritize complete transparency. Below is a list of all potential fees you may encounter while with our brokerage when you decide to join.

Monthly Fees

Your monthly fees are based on the compensation plan you select—choose from $129/month or enjoy a no-monthly-fee option! Please note, our $79/month plan has been discontinued as of January 2026.

Transaction Fees

Transaction fees vary based on the plan you choose when you join. The $129/month plan include a $79 per transaction fee, while the No Monthly Fee plan has a $390 per transaction fee. Please note, our Starter plan (which included a $79 per transaction fee) has been discontinued as of January 2026.

When Selling Your Own Home

If an agent sells their own home and does not take a commission, the standard transaction fee still applies. Agents on the $129/month plan will be charged a $79 transaction fee, while agents on the No Monthly Fee plan will be charged a $390 transaction fee. Please note, while our Starter plan has been discontinued as of January 2026, for those grandfathered on the plan, selling your home would have a $79 per transaction fee.

Lease Fees 

Regardless of your chosen plan, lease transactions have a flat $79 fee.

Commissions of $500 or Less

No matter your compensation plan, if your commission is $500 or less, the brokerage charges a 10% fee instead of the standard $79 or $390 transaction fee.

Referral Fees

When receiving a referral from another agent, the standard Dalton Wade transaction fee still applies. Agents on the $129/month plan pay a $79 transaction fee, while agents on the No Monthly Fee plan pay a $390 transaction fee. For lease transactions, there is a flat $79 transaction fee, regardless of the plan selected. If the total commission earned is $500 or less, the brokerage will charge a 10% fee instead of the standard $79 or $390 transaction fee.

Lead Program

Fees PrimeStreet (no longer offered as of 08-20-2025), OpCity, and the Dalton Wade Website Lead Program have referral fees that are paid at closing, up to two years after receiving the referral. PrimeStreet: 35% OpCity: Leases: 20% Seller Leads: 40% Buyer Leads: 28% – 40% based on purchase price and zip code. Learn more here. MLS and/or Board Fees

As required by our ICA, all Dalton Wade agents must maintain active membership with their local real estate association and MLS. While most fees are paid directly to the association or MLS, some are charged to the brokerage, and we set up a recurring payment for those. All fees are clearly detailed on our webpage. If a subscription is necessary, you will receive an email notification upon signing up with us, asking you to set up your subscription here. If your MLS assesses any termination fees or other charges to the brokerage (rather than directly to the agent), you will be responsible for reimbursing the brokerage for those amounts.

Representing Both Sides of a Transaction

When handling both sides of a transaction, you only pay the transaction fee once. Depending on your compensation plan, this fee will be either $79 or $390. Please note: You are only required to fill out one loop in Dotloop for these types of transactions instead of two!

Transaction Coordinators

Using a Transaction Coordinator is optional. However, the fee is $395 for buy-side transactions, $495 for listing side transactions and $890 for dual transactions involving both the listing and buy side. This fee is only paid upon a successful closing. Learn more here. If you are a TC with Dalton Wade, you will owe $45 per transaction to Dalton Wade.

Mentorship Program

Our optional mentorship program is 30% of your commission for every transaction you use a mentor with at Dalton Wade. Learn more here.

Property Management

Dalton Wade utilizes AppFolio for property management, with fees of $79 per unit annually plus $20 per unit each month.

Tennessee Agents: E&O Insurance

Per state laws, all Tennessee agents must purchase E&O insurance in addition to the company provided policy. Pricing varies per your chosen plan. Learn more and enroll with our preferred provider here.

Add on Items

Every optional add-on for your account is clearly displayed before you enter your credit card information on our website. This includes, but is not limited to, our Listing Box PowerBox, starting at $140.49 per box and registering for HouseWhisper at $79/month. These tools are entirely optional and designed to support different aspects of your business.


Any miscellaneous fees not listed above, or fees related to a transaction (such as bank fees or wire transfer fees), are the responsibility of the agent.
