When building a real estate team, it is important to establish systems that help manage leads, transactions, communication, and accountability.
Dalton Wade provides two core technology platforms for all agents:
• BoldTrail CRM – Contact management and lead follow-up
• Dotloop – Transaction management and file submission
These systems are included for Dalton Wade agents and serve as the foundation for managing contacts, leads, and transactions.
Dalton Wade does not require teams to purchase additional technology. Many teams operate successfully using the systems already included with the brokerage.
However, team-specific upgrades or additional technology tools may require separate subscriptions purchased directly by the team.
The setup you choose will depend on how your team plans to operate and manage transactions.
BoldTrail is Dalton Wade’s primary CRM platform used for managing contacts, marketing campaigns, and lead follow-up.
All Dalton Wade agents receive access to the standard BoldTrail CRM account, which is designed for individual agents.
This base CRM includes:
• Contact management
• Marketing campaigns
• Lead tracking and follow-up tools
• Integration with Dalton Wade systems
• Individual website and IDX feed connection
For many teams, individual CRM accounts are sufficient, with each team member managing their own contacts and leads.
Teams that want shared lead routing, centralized lead management, and team reporting may choose to upgrade to a BoldTrail Teams account.
This is an optional upgrade purchased directly through BoldTrail and is not included with Dalton Wade.
BoldTrail Teams may include features such as:
• Up to 15 team users
• A customizable team website powered by IDX data
• Lead routing to distribute leads to team members automatically
• A local tracking phone number with call recording and text-to-capture marketing
• Tools for team accountability and reporting
This structure allows team leaders to oversee lead distribution and ensure that every lead receives proper follow-up.

Dotloop is Dalton Wade’s transaction management platform used to submit and manage transaction files.
All Dalton Wade agents receive access to a Dotloop Premium account through the brokerage. This account allows agents to create loops, upload documents, collect signatures, and submit transactions to Dalton Wade for compliance review.
Teams may either use the individual Dotloop accounts included with Dalton Wade or upgrade to a paid Dotloop Teams subscription for additional functionality.
The most common setup for teams is to use the individual Dotloop accounts provided by Dalton Wade.
When starting a transaction, the agent simply adds the Team Leader or other team members as participants in the loop. Once added, those participants receive an invitation and gain access to the transaction.
Benefits of this setup include:
• Each agent manages their own transactions
• Team leaders can review files when needed
• No additional software costs
• Agents retain full control of their own loops
Important notes:
• The Team Leader must be added to the loop and accept the invitation before they can access the transaction.
• Once a participant is added to a loop, they cannot be removed from that loop.
This option works well for many teams and does not require any additional subscriptions.
Some teams choose to upgrade to a Dotloop Teams account, which is an optional paid upgrade purchased directly through Dotloop.
A Dotloop Teams subscription provides additional tools designed for team management, such as:
• A Team Dashboard for managing team members
• Shared templates and workflows
• Reporting and transaction visibility across the team
• Centralized oversight for team leaders or administrators
• Enhanced compliance management for team transactions
With this setup, agents can maintain their brokerage Dotloop account while also being connected to the team account, allowing transactions to be managed at both the brokerage and team level.
This option may be beneficial for larger teams that want more centralized control over transactions and workflows.
