55+ - Housing for Older Persons Addendum (FAR/BAR)



 

55+ Info from FL Commission on Human Relations - for a community to be considered "housing for older persons" as a 55+ community, the housing must be intended and operated for occupancy by persons 55 years of age or older and meet the following requirements:

  • At least 80% of the occupied units are occupied by at least one person 55 years of age or older.
  • The facility or community publishes and adheres to policies and procedures that demonstrate its intent to in fact be a provider of housing for older persons.
  • The facility or community complies with rules established by the U.S. Department of Housing and Urban Development (HUD) for verification of occupancy.

 

Please disclose by adding the FL Realtors addendum anytime a property is Housing for Older Persons.  The MLS Broker Synopsis will state “Yes” or “Verified” depending on which MLS/Board you belong too.  Here are the instructions on adding the addendum to your loop.

 

Go to your “Listing Docs” or “Initial Docs” folder (if listing agent did not attach in MLS or send):

  1. Click “ADD DOCUMENT” (to the right of the folder name)
  2. Click TEMPLATES
  3. Scroll to “COMMON ADDENDA” on left side
  4. Scroll to “Addendum: Housing for Older Persons (FAR/BAR)” (on right side)
    Shortcut: in the search box (magnifying glass) type: "housing" and the form will display so you do not have to scroll through all the forms.
  5. Check the box next to the addendum
  6. Click “COPY” - the addendum will upload to your folder.
