What is the difference between a single agency relationship and a transaction brokerage relationship in Alabama?

In Alabama, an agency relationship can only be established through a written agreement. Without a written agreement, the default relationship is a transaction brokerage relationship, as stated in Alabama Code 34-27-82.

  • In a single agency relationship, this relationship is established using:

    • Form 1.1(B): Exclusive Agency Lot-Land Listing Agreement
    • Form 1.2: Buyer Agency Agreement
  • In a transaction brokerage relationship, this relationship is established using:

    • Form 1.3(A) Transaction Brokerage Agreement for Sellers
    • Form 1.3(B) Transaction Brokerage Agreement for Buyers
