Unlicensed Assistant Activities: Showing Properties
In most states, a real estate license is required to show properties. Unlicensed assistants are generally not permitted to conduct showings or perform activities that require a real estate license.
If you need assistance with showings, you have a few options:
Use a third-party showing service such as Showami
Partner with another licensed Dalton Wade agent in your area
Connect with other agents through the Dalton Wade private Facebook group
Important Guidelines (Applies in All States)
No matter which option you choose, please follow these best practices:
1. Use a Written Agreement
Always have a written agreement in place that clearly outlines:
This protects all parties involved and helps avoid misunderstandings.
2. Have a Buyer Broker Agreement in Place
You should always have an executed buyer broker agreement with your client before involving another agent.
This helps:
Protect your relationship with the buyer
Prevent other agents from soliciting your client
Ensure clarity on representation and compensation
State-Specific Rules
Real estate laws vary by state. While the general rule is that unlicensed individuals cannot show property, you are responsible for understanding and following the regulations in your licensed state(s).
If you are unsure, we recommend:
Checking with your local REALTOR® association
Reviewing your state’s real estate commission guidelines
Contact your states Legal Hotline
