Listing Agreement: Broker Signature Requirements

 Dalton Wade requires broker initials on the Dispute Resolution clause on Pg. 3 - Line 154 – after the agent and seller have signed and initialed the listing agreement.

When should Phil sign?

ASAP.  As soon as the agent and seller have signed.  The agent is required, per FREC, to sign within 24 hours of the seller, so the document should be shared within that time frame.

How to add initials to a document that was ink signed?

When you use the Dalton Wade Dotloop system, the system will automatically set up a space for Phil to initial.  However, if you have printed the document for your seller’s ink signature, you will need to upload it as a PDF and add an interactive field (initials field for Phil):

Why does Dalton Wade have this requirement?

Two reasons:

1.     If the seller or agent refuses to sign to dispute resolution clause, we see this as a red flag. We may not want this listing. Please call Phil immediately.

2.     This also gives ask the opportunity to review the listing agreement. Especially the commissions. It is important that the commissions section is filled out correctly.  If it isn’t, you may not receive a commission.  That would be bad. If we see an error, this will give us the opportunity to reach out to you for correction.
