Transaction Fee & Adding the Disclosure Form



Charging your client a transaction fee?  This can be disclosed on the Listing Agreement, Purchase Contract or by adding the Transaction Fee Disclosure form (for new construction):

Listing Agreement:

Residential Listing Agreement (represents the seller) – agent can add it to Section 14 – Line 167 under “Additional Terms”

Vacant Land Listing Agreement (represents the seller) – agent can add it to Section 14 – Line 169 under “Additional Terms”

 

Purchase Contract:

AS-IS Purchase Contract – 2 places – (agent represents the buyer) – 1. agent can add the transaction fee to Section 9 – Line 154 in the “Other” box under (b) Costs to be Paid By Buyer or 2. in Section 20 (for AS-IS contract) – Line 591 in the “Additional Terms”.

Standard Purchase Contract – 2 places – (represents the buyer) – 1. agent can add the transaction fee to Section 9 – Line 171 in the “Other” box under (b) Costs to be Paid By Buyer or 2. in Section 20 (for Standard contract) – Line 675 in the “Additional Terms”.

  

Transaction Fee Disclosure Form: 

-Click on ADD DOCUMENT to the right of the folder
-Select Templates
-Scroll to the Dalton Wade Custom Forms
-Check the box next to “Transaction Fee Disclosure-DW
-Click “Copy




-Fill out the form and send to your client(s) for signature.

 Send signed copy to title if the transaction fee is not disclosed on the listing agreement or purchase contract.
