The Dalton Wade Website Lead Program connects participating agents with potential buyers, sellers, and renters who visit DaltonWade.com and express interest in real estate.
These leads are generated through organic traffic to Dalton Wade's website, including consumers searching for properties and exploring available listings.
The program uses a Click to Claim distribution system, allowing eligible agents to receive and claim lead opportunities in their selected counties.
When consumers visit DaltonWade.com, they can search for properties, view listing details, and explore available homes.
As they continue browsing or return to view additional properties, they may be prompted to register.
Registration captures the consumer's email address and, when provided, their phone number.
Once a consumer registers or submits an inquiry, their information enters Dalton Wade's lead distribution system.
Important: Not every website visitor is ready to buy or sell immediately. Some leads may be actively searching, while others are in the early research stages.
Dalton Wade uses a Click to Claim system to distribute Website Leads.
Leads are routed based on the county associated with the property or inquiry.
For example, if a consumer registers while viewing a property in Pasco County, Florida, eligible agents who selected Pasco County may receive a notification.
How the process works:
A consumer registers or submits an inquiry on DaltonWade.com.
The lead enters the distribution system.
Eligible agents in the corresponding county receive a lead notification.
Agents have an opportunity to accept the lead.
The first eligible agent to successfully claim the lead receives the assignment.
Because multiple agents may receive the same opportunity, leads are not guaranteed and should be claimed promptly.
To participate in the Website Lead Program, agents must meet the following requirements:
Commission Plan
Agents must be enrolled in either:
Business Builder
No Monthly Fee
Required Training
Both trainings must be completed before participation:
Professional Headshot
Agents must have a professional headshot uploaded to their Dalton Wade agent profile.
County Selection
Participating agents may select up to three counties where they would like to receive lead opportunities.
For enrollment instructions, see the Knowledge Base article How to Join the Dalton Wade Website Lead Program.
Website Leads are company-generated referral opportunities. A referral fee applies when a qualifying transaction closes.
| Property Sale Price | Referral Fee |
|---|---|
| Under $150,000 | 30% |
| $150,000 and above | 35% |
Referral fees are handled through the applicable transaction and commission processing procedures.
Agents should review the program's terms and confirm any referral fee obligations before closing.
Once you claim a Website Lead, you are expected to contact the consumer promptly and maintain consistent follow-up.
Respond Quickly
Contact the lead as soon as possible after accepting the assignment.
Use BoldTrail
All lead communication and follow-up activity should be managed and documented through BoldTrail.
Maintain Accurate Records
Keep contact information, notes, and lead status updated so the client's progress can be tracked.
Establish Next Steps
Work toward a meaningful next action, such as a buyer consultation, property showing, seller consultation, or follow-up appointment.
Continue Nurturing
Not every lead is ready to transact immediately. Consistent, appropriate follow-up is an important part of converting website inquiries into clients.
If you are unable to assist a lead you have claimed, it should be returned to Dalton Wade for reassignment.
Open the lead's contact record in BoldTrail.
Transfer the lead back to the Dalton Wade Client Care Team.
Add a pinned note explaining why you are returning the lead.
Include any relevant information that will help the next agent assist the consumer.
Returning leads you cannot service helps ensure consumers receive timely assistance.
Agents participating in the Website Lead Program are expected to remain active in BoldTrail and consistently follow up with their claimed leads.
Important: If you have not been active in BoldTrail for more than 30 days, your participation in the Website Lead Program may be deactivated.
Dalton Wade periodically reviews program participation and may remove inactive agents from lead distribution to help maintain an efficient and responsive lead network.
This is not an automatic deactivation at 30 days, but extended inactivity may result in your removal from the program.
To maintain active participation:
Log In Regularly: Access BoldTrail consistently to manage your contacts and leads.
Monitor Notifications: Keep an eye on available Website Lead opportunities.
Respond Promptly: Contact claimed leads as quickly as possible.
Maintain Follow-Up: Keep communication, notes, and lead statuses updated.
Return Leads You Cannot Service: Transfer leads back to the Dalton Wade Client Care Team with a pinned note explaining why.
If your participation has been deactivated and you would like to rejoin the program, contact liz@daltonwade.com to inquire about reactivation.
Dalton Wade uses text message notifications for its Click to Claim Website Lead Program.
When an opportunity becomes available, eligible agents may receive a text containing a link to review and accept the lead.
BoldTrail mobile tools, including Streams, may also provide notifications for supported lead activity.
Important: Continue monitoring your text messages for Website Lead opportunities. App notifications should not be considered a replacement for the Click to Claim text workflow unless confirmed by Dalton Wade.
